Are you a landlord? As you know by law you are required to carry out annual gas safety checks on your rented property and issue your tenant with a gas safety certificate to prove the integrity and safety of any gas pipework and appliances within the property.

What does a Landlord Gas Safety Inspection Include?

 We will carry out inspection of all of the following to meet the requirements of Gas Safety (Installation and Use) Regulations 1998


* Installation pipework and appliances for gas tightness.

( Pipework and appliances are tested for gas leaks ) 


* Standing and working pressure if test points available.

( making sure the appliance is getting the correct amount of gas )


*  Burner pressure / gas rate against manufacturers information.

( making sure the appliance is burning the correct amount of gas )


* There is an adequate, permanent air supply

( making sure there is adequate air supply so the appliance so it burns correctly ) 


*  Spillage and Flue flow tests on flue/chimney to prove removal of products of combustion.

(Making sure all fumes are being removed as they should ) 


*  Integrity of flues and flue terminals.

(Making sure flues are in good condition and terminate where they should ) 


*  Satisfactory operation of all safety devices.

(Making sure safety devices work as they should )


*  Check physical stability of appliances where appropriate.

(Making sure appliances don’t wobble )


*  Investigate any evidence of unsafe operation and report to a responsible person.

( making sure appliances are used as they should be ) 


* The appliance is suitable for the room

(making sure the appliance is allowed to be fitted in this area ) 


All accessible gas pipework is inspected to check it is in good condition

(visual inspections of condition of pipework ) 


* The appliance is correctly fitted and connected to the gas pipes.

( making sure the appliance is installed correctly )
